How To Multiply Money With Real Estate
Today I want to write about the magic of leverage with Seller Finance Real Estate.
I’m not talking about getting a mortgage from a bank, or even borrowing against life insurance like I usually do.
This is actually a way to multiply and leverage my assets and income with the real estate itself.
Here is a quick breakdown of seller finance real estate:
- Buy property for $45k
- Do minimum essential repairs on property to make it sellable
- Sell property for $60k with $1,000 to $2,000 down on a seller finance contract, for 20 years at 12% annual interest.
- Collect $644.14/mo in passive income
Now, you may not have noticed this, but the multiplication and leverage trick happened in the math.
I invested $45k.
My $45k is instantly worth $60k upon the seller finance contract being executed.
I am earning 12% on a $60k deal, even though I only put in $45k!
You see, 12% of $45k is $450/mo.
But I just told you on this math, I’m making $644.14/mo.
$644.14/mo is a 17% annual yield on my $45k.
Now will I always make 17%?
No there will be vacancies and foreclosures and different variables, but I know I can make 12–14% on my money, backed by a real house, with a real family living in it, and paying me monthly passive income.
